Our Vision

OZC - Southern US RE QOF, LP (the “Fund”) is the quintessential example of what the Opportunity Zone program was designed to accomplish.

With a diversified approach across property types and geographies, the Fund will focus on the development of mixed-used properties, specifically multi-family and self-storage through new developments and acquisition of properties for renovation. Our vision is to provide the necessities that every community needs. A place to live, work, shop, and play in centrally located water-front communities as well as high-growth urban communities.

Our Strategy

Opp Zone Capital is a private equity firm focused on strategic diversification of multifamily, hospitality, and storage assets.

Invest in high-growth and undervalued areas in the Southern US region. We believe the areas contain favorable census tracts that are poised for growth.

According to our analysis, identified areas of the Southern US already enjoy national attention from investors. We believe our projects will run alongside the already steady growth in the regions and contribute to the expansion of these areas.

We believe the properties of focus will become staples in the communities that we invest in and provide a long standing commitment of quality and integrity. In our opinion, select cities in the southern region of the US will continue to provide the demographics and growth that are necessary for successful development.

Our expert team of real estate, tax, fund, and opportunity zone specialists focuses on the self-storage and multi-family asset classes in secondary and tertiary markets. These markets include Tampa FL, Ft. Myers FL, , Henderson NV, and Mesa AZ.

We operate primarily through multi-asset Qualified Opportunity Funds allowing flexibility and fluidity for repurposing should an asset sell inside of the 10-year hold period to ensure no triggered event for our investor, resulting in potentially higher returns for the investor. Our conservative approach doesn’t include the Opportunity Zone benefit as we accept both qualified and non-qualified dollars which is an added layer of benefit to those with cap gains and anticipated increased potential on the overall investment.  Our multilayer due diligence process for asset selection allows for the ultimate decision making for our investors.

The Grid: Mesa, AZ

The Grid will consist of a 14,000 SQFT mixed-use public-private partnership in downtown Mesa. A scenic metropolitan co-work and office space, the 1st floor will house retail and dining spaces. Along with 15 walk-up row homes, The Grid ascends higher with an impressive 75 urban flats and 196 sky apartments.

Marti Solo Suites: Ybor City, FL

A picturesque, historic Ybor City building primed to become a multi-use tourist destination. This estimated 62,500 SQFT location offers 200 bedrooms and is situated within the heart of Tampa's iconic Cuban cigar industry.

Clearwater Gardens: Clearwater, FL

The Clearwater Gardens Assisted Living Facility Project will provide 120 beds, along with adult day care, respite care, and companion suite options. This project will feature an onsite salon and barber shop, along with tasteful, resort style landscaping and quarters.
